A running list of real uses, sorted by the job they help with. Each one has a starter prompt you can copy and a link to where the idea came from. Some come straight from what I teach inside AI Builders. Free, and new ones get added as we find them. Want the tools behind them? See the AI tools directory.

Three uses I'd start any agent on. Pick one and try it this week. Once it's working for you, come back for the next one.

Paste this week's showings, feedback, portal views and marketing. Claude drafts a short report and the cover email in your voice, and asks you when a number is missing instead of guessing. It's the first skill agents build in the AI Builders 3-Day Build Challenge.
"About five minutes" a week is the target Mike sets in the Build Challenge, once the skill is built.
Starter prompt+
Read my about-me profile and this listing's details. Here are this week's numbers:
[PASTE: portal views, showings completed and upcoming, open house traffic, buyer feedback, marketing you ran, next week's plan]
Draft (1) a short weekly seller update with four sections: this week's snapshot, online activity, showings and feedback, marketing done and next week's plan. (2) A short cover email in my voice that starts with "Hi [first name],". Use only the numbers I gave you. If something required is missing, ask me before you write.

Claude writes public remarks from the listing folder, then a small script counts the characters and flags banned words, so nobody is counting to 2,000 by eye. Fair housing rules live in the skill, and it won't write a feature that isn't in the folder.
Read this listing's CONTEXT.md, the MLS sheet and the photos. Write public MLS remarks of exactly [CHARACTER LIMIT] characters. Use only facts from the folder. If something I'd want mentioned is missing, ask me. Describe the property, never the buyer (fair housing). Don't use "stunning," "nestled," "must-see" or "dream home." Count the characters with code, not by eye, and show me the count with the draft.

Agents in this r/realtors thread say the brief matters more than the tool. Give it one listing you liked as an example, set a word count, tell it which words it can't use, and keep the hard numbers out so it can't invent them.
Here is a listing description I wrote and liked: [PASTE EXAMPLE]. Match its tone. Write a new one for this property using only these notes: [PASTE WALKTHROUGH NOTES]. About [WORD COUNT] words. Lead with [STRONGEST REAL FEATURE]. Don't use: stunning, nestled, must-see, boasts, dream home. Leave out square footage, taxes and HOA fees; I'll add the verified numbers myself. Describe the home, not who should live in it.

Record the listing consult with a note-taker, then drop the transcript, comps and tax card into the listing folder. Claude builds the pricing and marketing plan into a locked, branded template, so the design never drifts.
Mike's figure from training: about 15 to 20 minutes instead of one to two hours, once the template and branding are locked.
Starter prompt+
Read the consult transcript, the comps and the tax card in this listing folder. Build the listing presentation using my presentation skill and template. Pull the seller's goals, timeline and concerns from the transcript in their own words. Use only comps and numbers that are in the folder. Don't suggest a list price; leave a clearly marked spot for mine. List anything you needed and couldn't find.

A short image skill that acts like a cleaning crew: makes beds, clears counters, removes clutter. Hard rule: it never moves doors, windows, fixtures or anything architectural. Tag the photos as virtually decluttered and follow your MLS's disclosure rules.
Mike's figure from training: about $7 to $10 for 30 images, versus about $100 to $125 through a retouching vendor.
Starter prompt+
You are a cleaning crew, not a designer. For each photo in this folder: make the beds, clear the counters, remove personal items and loose clutter. Never move, add or remove doors, windows, walls, fixtures, flooring, appliances or anything architectural. Never change the view, the lighting direction or the condition of anything. Save each edit next to the original with "-decluttered" in the file name and a small "Virtually decluttered" watermark.

An agent pulls the last 48 hours of MLS status changes, runs a batch skip trace, sends a ringless voicemail, then a compliant cold email two days later. Replies get sorted, and interested names land on a small dashboard for your team to call.
Mike's figure from training: roughly $70 a month for the MLS pull and skip trace, replacing a dialer stack that ran about $300 a month. One warning he gives: don't automate lookups in a safety tool like Forewarn. That's not skip tracing, and it's a terms-of-service risk.
Starter prompt+
Every morning: pull expired and withdrawn listings from the last 48 hours in [MLS AREA]. Send the list to batch skip trace. Queue a ringless voicemail using my recorded message. 48 hours later, send the cold email below with my brokerage disclosure and an opt-out line. Sort every reply as interested, not now, or remove me. Put interested names on the dashboard with a one-line summary. Never contact anyone on the do-not-call or opt-out list.

Drafts a short call opener, text or email that acknowledges the seller's situation, gives one real reason you're reaching out, and makes one small ask. It's told not to invent sold comps or stats, and not to imply the seller made a mistake.
Draft a short outreach message for a real estate prospect.
Type: [Expired listing OR FSBO]
Property: [brief description]
My angle: [one true thing I bring, e.g. a recent sale nearby]
Channel: [call opener / text / email]
Tone: warm, low-pressure.

Muse finds For Rent By Owner listings on Facebook Marketplace, then helps you design an outreach campaign asking each owner if they'd sell for the right price.
Search Facebook Marketplace rentals in [TOWN OR AREA] for homes listed for rent by the owner, not by a property manager or agent. Give me a list with the address or area, rent, beds and baths, and a link to each listing. Then draft a short, friendly first message I can send each owner asking if they'd ever be open to selling for the right price. Keep it low-pressure and in my voice. Don't send anything; show me the list and the drafts first.

Zapier pushes leads from Facebook lead ads, website forms and other sources into Follow Up Boss, then pings the right agent when something changes. Start with one Zap, confirm it logs correctly, then add the next.
I use Follow Up Boss and get leads from [LIST SOURCES]. Map out the Zapier automations I need so every lead from every source lands in FUB within minutes with the right source tag, gets assigned by [AREA / PRICE / ROUND ROBIN], and triggers a notification to the assigned agent. Go through my Facebook friends list and sort everyone into these categories: past clients, sphere (friends and family), other agents, vendors and lenders, and unknown. Don't burn time researching before you dial. After the call, the note-taker transcript goes into the project and Claude drafts the follow-up in your voice, with the details the person actually told you. The call is the work. The AI is the paper.
Here's the transcript from my call with [NAME]: [PASTE OR PULL FROM GRANOLA]. Draft a follow-up email (or text, if it fits better) in my voice. Reference two specific things they told me. Confirm the next step we agreed on and when. Keep it under 120 words. No "just checking in" and no "don't hesitate to reach out." Then add a one-line note for this contact's CONTEXT file.

One short text to anyone untouched for 60+ days, asking if they're still looking or if you should close their file. A follow-up with a relevant listing goes out three days later. AI sorts replies, and interested people go back to the agent as hot leads with a summary.
The poster reports 14 appointments booked in the first week for the agent they built it for. That's their number, from their post.
Starter prompt+
Write a two-message reactivation sequence for buyer leads who haven't heard from me in 60+ days. Message 1: one or two sentences asking if they're still looking or if I should close their file. Message 2 (3 days later): one relevant listing from [AREA / PRICE RANGE] and one question. Then write instructions for sorting replies into interested, not interested, or has a question, and the one-line note I want logged for each.

Agents in this r/realtors thread describe 4 to 6 touches a year: an annual home equity update, a local market snapshot, a homeowner tip. AI drafts each one from that client's file so it isn't another generic "checking in."
Here's what I know about [CLIENT]: closed on [DATE] at [ADDRESS], [FAMILY / LIFE NOTES FROM CRM]. Here's this quarter's data for their neighborhood: [PASTE VERIFIED NUMBERS]. AI turns the inspection findings into an issue list tied back to the report pages, separates what the inspector said from what the buyer is worried about, and drafts questions for specialists. The buyer and agent still decide what to ask for.
Here's the inspection report: [ATTACH]. Build an issue list: item, what the report says (with page number), system, and whether it needs a specialist to look at it. Keep the inspector's words separate from any assumption. Don't estimate costs and don't recommend what to request. Then list the questions I should ask the buyer to set priorities.

A few times a day, AI checks the inbox for showings, feedback, offers and documents, matches each one to the right listing or buyer folder, and logs it in that folder's CONTEXT.md. Weekly updates fill themselves. Time-sensitive mail like offers can trigger right away instead of waiting for the next check.
Check my inbox for anything that arrived since the last run. For each message about a listing or buyer we have a folder for, save a short text summary into that folder and add one dated line to its CONTEXT.md (who, what, any deadline). Don't reply to anyone.
